Ashes, discarded wood, abandoned, discarded, or unused objects or equipment such as furniture, appliances, cans, or containers; garbage or refuse of any kind, whether liquid or solid; or any accumulation of any foul, decaying, or putrescent substances. 2. Any plat that requires a waiver from Subdivision Design and Improvement Standards, any utility dedication, or any dedication of land must be reviewed as a preliminary plat by the Planning and Zoning Commission. B. GENERAL DESCRIPTION OF INDUSTRIAL USE TYPES. The Planning and Zoning Commission shall forward its recommendation to the City Council, which is responsible for final action on the Variance request. Utilities for electric and telephone service and associated utility easements installed in conformance with the terms and regulations of the provider of said utility; H. Gas, cable television and other telecommunications service and associated utility easements, when provided, installed in conformance with the terms and regulations of the provider of said utility. 3. Policy- and Legislative-Related Applications and Permits, Subdivision-Related Applications and Permits, Development-Related Applications and Permits, Simultaneous Submission of Related Applications, Application Requirements for Administrative Exceptions, Criteria for Review and Required Findings, Preservation of a Substantial Property Right, Variances from Floodplain or Stormwater Management Regulations, Preliminary Plat Application Requirements, Action Following Preliminary Plat Approval, Exception for lots already partially within City Limits, Reduction of Minimum Residential Lot Width, Chapter 245 of Texas Local Government Code adopted, Computation of Area of Multifaceted Signs, Computation of Maximum Total Permitted Sign Area for a Zone Lot. Administrative decisions. The removal of single, scattered, mature trees or other trees from uneven-aged stands by frequent and periodic cutting operations. Standard review periods may be extended by the City Administrator as described below when, in the opinion of the City Administrator, conditions beyond the Citys control exist that prevent the City Administrator, other administrative officials, or any final action authority from effectively reviewing and considering all applications in a timely manner. No permit purporting to give authority to violate or cancel the provisions of this Code shall be valid, except insofar as the work or use that it authorizes is lawful and conforms to the requirements of this Code or a variance or modification granted pursuant to this Code. A finding that the proposed development is consistent with the Master Plan and the relevant provisions of this Chapter; viii. Map which depicts the minimum special flood hazard area to be regulated by this Ordinance Code [sic] (unless a Floodway Map is available). This number ONLY provides the maximum number of units allowed on the site. (PUBLIC). Decisions regarding a Planned Unit Development (PUD) shall by [be] reviewed by the Planning and Zoning Commission. The City Administrator shall have the authority to make all written interpretations of this Code. Each Zoning District has a maximum number of dwelling units per acre that can be placed on a tract. The standards and provisions of this Code shall be interpreted as the minimum requirements necessary for any person to comply with the Code. Any street, avenue, boulevard, highway, sidewalk, alley, drain, or similar place which that [sic] is owned or controlled by a governmental entity. Absolute majority. The provisions of this Code shall be interpreted and applied as the minimum requirements for the promotion of public health, safety, and general welfare. Surface coordinates may be provided, but should include a scale factor and convergence to reflect grid coordinates. E. The City Administrator may develop administrative rules or additional procedures to clarify implementation of this Code, provided that such rules or procedures are approved by the City Council prior to their implementation or enforcement, and provided further that additional procedures do not violate any other provisions of this Code.
